The efficiency of a hotel can be determined from its birth. Smart design can create buildings that are energy efficient, conserve water, improve the health and wellness of guests and staff. From picking sustainable or high efficiency FF&E (furniture, fixtures and equipment) to just positioning the building in the most appropriate direction in terms of sun exposure and prevailing breezes, there is a world of opportunity at the birth of a building. Do things well from the beginning and reap the benefits.
- Utilize passive solar design to maximize lighting and maximize or minimize heating and cooling loads, depending on the season
- Hire a design and construction team well versed in sustainability, with third party certifications from organizations such as the US Green Building Council (USGBC) or Green Building Institute (GBI)
- Install Energy Star rated equipment
- Commission or retro-commission the building to verify that systems are installed and operating as designed
- Utilize energy efficient building materials that absorb, reject or maintain heat as needed
- Maintain original landscaping, restore native vegetation
- Utilize an erosion and sediment control plan
- Choose a previously developed site near mass transit
- Minimize light pollution
- Use energy modeling software to create the most energy efficient buildings possible and determine if the building can qualify for tax incentives
- Install reflective roof with an SRI value > 78 or green roof
- Utilize xeriscaping to reduce potable water usage
